Selling on the Vineyard has its own steps: island septic rules, a new sewer tie-in rule, the Historic District, and the Land Bank fee. We know them, and we buy before any of it is sorted out.

Selling An Edgartown House: Quick Answers

  • Can I sell my Edgartown house as-is? Yes. We buy it in its current condition, septic, old systems and all. You don’t repair or clean anything.
  • Is a septic inspection required when I sell? Title 5 requires an inspection at most sales, and Edgartown goes further: the leaching area has to be exposed and examined during every sale inspection.
  • Will I have to connect to town sewer? In the Edgartown Great Pond and Sengekontacket Pond watersheds, a property that has received a sewer-availability notice must be connected within 30 days after it changes hands. When we buy, that becomes our job.
  • Who pays the Land Bank fee? Most Vineyard sales carry a 2% Land Bank fee, and the law makes it the buyer’s liability. Some transfers are exempt.
  • How fast can you close? On your schedule. You pick the date, and we can work around travel if you live off-island.

A Real Edgartown Project

Here’s a real Pilgrim Hill Holdings project in Edgartown: a two-story house with a gabled front entry and skylights. The photos show the house before and after our work.

Because we have bought here, we are not guessing about what an island sale involves, from the septic inspection to recording the deed at the registry on Main Street.

Septic Inspections And The Sewer Tie-In Rule

Edgartown homes outside the town sewer area rely on septic systems, and a Title 5 inspection is part of most sales. Edgartown’s Board of Health has required since 2000 that every sale inspection include exposing and examining the leaching area, which is more than the state rule asks for.

Some areas carry extra limits. The Board of Health has special rules for the Katama area, including a four-bedroom septic maximum, and for Ocean Heights and Arbutus Park, where a full septic replacement on a smaller lot must use nitrogen-removal technology.

Since May 27, 2025, a rule covers the Edgartown Great Pond and Sengekontacket Pond watersheds: if a property has received a sewer-availability notice, it must connect to town sewer within 30 days after it changes hands, at the owner’s cost. A traditional buyer will factor that in or ask you to handle it. We buy the house either way.

Selling In The Edgartown Historic District

Edgartown’s Historic District was established by town meeting in 1987 and expanded in 2016. Homes inside it need a Certificate of Appropriateness for exterior changes that can be seen from a public way, additions and demolition.

That can narrow the pool of buyers who want to renovate, and it adds time to any plan to fix a house up before listing. We buy historic-district homes as they are and handle the approvals ourselves if we decide to make changes.

Larger projects on the Vineyard can also be reviewed by the Martha’s Vineyard Commission as Developments of Regional Impact. For a seller, the point is simple: you don’t need any approvals in hand to sell to us.

The Land Bank Fee And Other Island Costs

Most property transfers on Martha’s Vineyard carry a 2% fee to the Martha’s Vineyard Land Bank, and the Land Bank law makes it the buyer’s liability. Some transfers are exempt, including transfers at death and foreclosure transfers. How costs are split in a specific sale is a question for your attorney.

Edgartown’s fiscal 2026 property tax rate is $2.48 per $1,000 of value, and the town has not adopted a residential exemption. If you are carrying an Edgartown house you no longer use, taxes, insurance and upkeep continue every month it sits.

Sell Your Edgartown House In Any Situation

Inherited property. We buy inherited Edgartown houses as-is and can work around probate timing; Dukes County estates are handled right in Edgartown. Our guide to selling an inherited house in Massachusetts walks through the steps.

You live off-island. If managing a house across the water has become too much, we can handle the sale with little or no travel on your part.

Septic failure or a sewer tie-in. We buy houses that need a septic upgrade or a sewer connection, without you arranging the work first.

Behind on the mortgage or facing foreclosure. We can often close before the auction date. See how we help owners stop foreclosure.

Houses that need major work. Old roofs, shingles, wiring, water damage, outdated kitchens and baths. We buy them as-is.

A Buyer Who Knows The Vineyard

We are not an out-of-state company with an Edgartown landing page. George lives on the Cape, we have bought on the Vineyard, and we know how island sales actually work. If a cash sale is not the right fit for your house, we will tell you that too.

Pilgrim Hill Holdings is owned by George Valentgas, who started buying houses in 2015 and opened the company in 2019. In 2025 it completed 132 transactions. Read what sellers have said.

If your septic passes, no sewer connection is due and you can wait for the right buyer, listing with a good island agent may get you more. Here’s how the options compare.

How It Works

  1. Submit the form or call or text 508-322-8787.
  2. We take a quick look at the property. 5 to 10 minutes.
  3. You get a cash offer. No obligation, and you pick the closing date.

No commissions, no fees, no repairs, no cleaning. We can close fast or on your timeline. Here is how our process works and how we calculate an offer.

Edgartown Seller FAQs

Do I need a septic inspection to sell my Edgartown house to you?

An inspection is usually part of the sale, and in Edgartown the leaching area must be exposed and examined. You don’t have to fix what it finds before selling to us. We price the house as it is.

My house got a sewer-availability notice. Can I still sell?

Yes. In the Great Pond and Sengekontacket watersheds the connection is due within 30 days after the sale. We buy the house and take care of the connection ourselves.

Do you buy houses in the Historic District?

Yes. Exterior changes there need a Certificate of Appropriateness, but you don’t need any approval to sell. We buy the house as it stands.

Can you buy an inherited Edgartown house before probate is finished?

We can make the offer and sign while probate is pending, and close once the personal representative has authority to sell. Edgartown estates go through the Dukes Probate and Family Court at 81 Main Street.

Do I have to come to the island to sell?

Not necessarily. Many of the steps can be handled remotely, and we can plan the closing around your travel.
