Pilgrim Hill has bought in Oak Bluffs before. George grew up on Martha’s Vineyard and lives on the Cape today. Island sales come with their own steps: septic rules that are stricter near Lagoon Pond, the Land Bank fee, and ferry logistics if you live off-island. We buy before any of that is sorted out.

Selling An Oak Bluffs House: Quick Answers
- Can I sell my Oak Bluffs house as-is? Yes. We buy it in its current condition. You don’t repair, clean out or update anything.
- Is a septic inspection required when I sell? Massachusetts generally requires a Title 5 inspection within two years before a sale. Near Lagoon Pond, the town also requires a registered engineer to certify the system is working at the time of sale.
- Is Oak Bluffs on town sewer? Parts of town are. The town is upgrading its treatment plant and planning sewer extensions, and homes outside the sewer area use septic systems.
- Is there a fee when island property sells? Most Martha’s Vineyard sales pay a 2% Land Bank fee. Some transfers are exempt, including inheritances by operation of law and foreclosures.
- How fast can you close? On your schedule. You pick the date, and we can plan around ferry travel if you live off-island.
A Real Oak Bluffs Project
Here’s a real Pilgrim Hill Holdings project in Oak Bluffs: a Cape with skylights and a front deck. The photos show the house before and after our work.
Because we have bought here, we know what an island sale involves, from the septic paperwork to recording the deed with the Dukes County Registry in Edgartown.

Septic Rules Near Lagoon Pond
Oak Bluffs follows the state Title 5 septic code, and parts of town add their own rules. The strongest is in the Lagoon Pond District, the land within about 1,500 feet of Lagoon Pond and Brush Pond. There, the town’s health rules require a registered professional engineer to certify that the septic system is in good working order at the time of any sale or transfer, unless the system was permitted within the past two years.
The same district requires pump-outs every three years and limits how many bedrooms a lot can support. In the Sengekontacket Pond District, monitoring wells are a condition of septic permit approval, and the Coastal District, which includes the bluffs around East Chop, carries its own development limits.
For a traditional sale, a failed certification or an old system can hold up the buyer’s financing. We buy the house with the septic as it is and handle any upgrade after closing. See the Massachusetts guide to selling a house with a septic system.
Sewer Plans, Permits And Renovation Limits
Oak Bluffs has a town sewer system, and its wastewater plan aims to meet the state’s nitrogen limits for the coastal ponds. The upgraded treatment plant design was approved by MassDEP in August 2023, and sewer extensions are being planned.
If you were thinking of fixing the house up before selling, expect process. Every building permit in Oak Bluffs gets a Board of Health septic review first, and larger projects can go to the Martha’s Vineyard Commission. Selling to us skips that: you don’t need any permits or approvals to sell.
Rentals And The Land Bank Fee
If you rent the house out short-term, Massachusetts requires operators to register with the state. As of October 2026, Oak Bluffs is also considering its own short-term rental bylaw, with a special town meeting vote scheduled for December 1, 2026. We buy rentals whatever their registration status, with or without tenants.
Most property transfers on Martha’s Vineyard pay a 2% fee to the Martha’s Vineyard Land Bank. Some transfers are exempt, including inheritances by operation of law, divorce divisions, foreclosures and qualifying first-time buyers. How costs are handled in a specific sale is a question for your attorney.
Sell Your Oak Bluffs House In Any Situation
Inherited property. We buy inherited Oak Bluffs houses as-is and can work around probate timing. Dukes County estates are handled at the probate court in Edgartown. Our guide to selling an inherited house in Massachusetts walks through the steps.
You live off-island. The Oak Bluffs ferry terminal is seasonal, and Vineyard Haven runs year-round from Woods Hole. If getting to the house to manage a sale is hard, we can handle most of it with little travel on your part.
Failed septic or an engineer certification problem. If the system won’t certify or needs replacing, we buy the house anyway and take on the upgrade.
Behind on the mortgage or facing foreclosure. We can often close before the auction date. See how we help owners stop foreclosure.
A house that needs more than you want to take on. Worn shingles and trim, porches, old heating, plumbing or electrical, water damage. We buy it in that condition.

Why Oak Bluffs Owners Call Us
You talk to the owner, not a call center. If listing would serve you better than a cash sale, we will say so.

Oak Bluffs Seller FAQs
My house is near Lagoon Pond. Do I need an engineer’s septic certification to sell to you?
The town requires the certification at a sale in the Lagoon Pond District, unless the system was permitted in the last two years. You don’t have to fix anything it finds before selling to us. We price the house as it is.
Do you buy houses that are on septic in Oak Bluffs?
Yes. Whether the house is on town sewer or a septic system, failed or working, we buy it as-is.
Can you buy an inherited Oak Bluffs house before probate is finished?
We can make the offer and sign while probate is pending, and close once the personal representative has authority to sell. Oak Bluffs estates go through the Dukes Probate and Family Court, 81 Main Street, Edgartown.
Do you buy short-term rentals?
Yes, with or without bookings on the calendar and whatever the registration status. We can talk through timing around existing reservations.
I live off-island and can’t easily get to the house. Can we still do this?
Yes. We can see the property without you there if you arrange access, many documents can be signed remotely, and we can pick a closing date that works with the ferry schedule.
